Kennett was one of the fastest-moving markets in this month's report. September's 27 closed sales posted a median sale price of $700,000 and a median of only 4 days on market. The overall sale-to-list ratio was 100.5%, a sign that correctly priced homes continued to receive strong buyer attention. With 19 homes pending or under contract and 20 active listings in the snapshot, buyers and sellers both need to pay close attention to the individual property—not just the headline market.
What September's Numbers Mean
The Kennett market continues to benefit from its mix of borough living, established communities, newer homes, luxury properties and countryside settings. September's data reinforces that desirable, well-prepared homes can move very quickly. Sellers should resist the temptation to overprice simply because the market is strong; the best results still come from strategic positioning. Buyers should be ready to act when the right home appears, particularly when condition, location and price line up.
September closed-sale prices in this report ranged from $315,000 to $871,000, with an average sale price of $646,636. Average days on market was 14.2. These figures provide a useful market-level view, but the value and negotiating position of an individual home depend on its location, condition, size, features and immediate competition.
