What the Numbers Mean
The Unionville-Chadds Ford market continues to show strong values, with a July median sale price of $785,000 and an average sale price of $787,356. Four homes sold for more than $1 million, demonstrating continued activity in the luxury segment.
Market speed was more varied than in some neighboring districts. The median days on market was 12 days, while the average was 22.9 days. 9 of the 30 homes that closed, or 30%, went under contract within seven days. From My Perspective
Unionville-Chadds Ford is a market where the differences between individual properties can be substantial. Location, lot, condition, architectural style and the quality of improvements all influence buyer response.
This month’s numbers reinforce what I see in the field: buyers will pay a premium for a home that feels special and is positioned correctly, but they are willing to pause when the price does not align with the property.
In a higher-priced market, thoughtful preparation and precise pricing are especially important because even a small percentage difference represents a significant amount of money.
One Thing I'd Tell Every Seller This Month
Do not assume that a strong school district alone will overcome a pricing or presentation problem.
Unionville-Chadds Ford attracts serious buyers, but those buyers also compare homes carefully. The strongest launch combines accurate pricing, excellent photography, thoughtful preparation and a clear strategy for reaching the right audience.

Do luxury homes take longer to sell?
They can, because the buyer pool becomes smaller as prices rise and each property tends to be more individual. However, luxury homes that are well positioned can still attract decisive buyers.
The key is to evaluate the home against truly comparable properties rather than applying a district-wide average to a unique property.
