What the Numbers Mean
West Chester showed substantial buyer activity in July. There were 116 closed sales during the month, while the current pipeline includes 149 properties pending or under contract compared with 100 active listings.
Market speed was particularly notable. The median days on market was only 5 days, while the average was 14.9 days. 73 of the 116 July sales, or 63%, went under contract within seven days. The difference between the median and average shows that many homes moved quickly while a smaller group of listings took considerably longer.
Sellers received an average of 103.8% of the final asking price. That is a strong result, but it does not mean every home will automatically sell above asking. Pricing, condition, location and presentation continue to determine how buyers respond.
From My Perspective
West Chester is a broad and varied market, and district-wide averages only tell part of the story. Buyers may be comparing homes in the borough, established neighborhoods, newer communities, townhomes and larger properties on acreage, all within the same school district.
What stands out to me this month is the combination of a very quick median sale and a large pending pipeline. Buyers are active and willing to compete when a property feels correctly priced and well prepared.
For sellers, that makes the initial positioning of the home especially important. Strong demand can create an excellent opportunity, but the market still rewards homes that give buyers a compelling reason to act.
One Thing I'd Tell Every Seller This Month
Do not assume that a strong overall market means the highest possible asking price is the best strategy.
With 63% of July sales going under contract within one week, the first days on the market are extremely valuable. A price that creates immediate buyer interest can produce a stronger result than a price that requires reductions later.
One Question Homeowners Have Asked Me
Are West Chester homes still receiving multiple offers?
Some are, particularly when the home is well presented, appropriately priced and located where buyer demand is strongest. The July data supports that picture: homes sold for an average of 103.8% of their final asking price and the median home was under contract in only 5 days.
But the results vary significantly from property to property, which is why a home-specific analysis is more useful than relying on the district average alone.
Looking Ahead
As we move toward fall, I will be watching whether the strong pending pipeline continues and whether active inventory begins to grow. If buyers gain more choices, the gap between the best-positioned listings and homes that are overpriced or need significant preparation may become more noticeable.
The luxury segment is also worth watching. With 22 July sales at or above $1 million, higher-end buyer activity remains an important part of the West Chester market.
